The Hendrix Group seeks a talented individual to join their team. The Property Manager will manage Hendrix Group’s portfolio of multi-family houses and apartments in New Orleans and surrounding areas. 

Responsibilities: 

The Property Manager is the main point of contact for tenants and owners and is responsible for the overall operations and success of the Hendrix Group’s Long Term Rental portfolio. 

• Advertise and market vacancies to attract and place renters 
• Coordinate with housing assistance programs
• Provide excellent customer service to tenants and owners
• Efficiently problem solve 
• Maintain accurate property descriptions, records, and tenant info/ledgers in management software
• Collect rental payments, assess late fees, and process/communicate owner statements
• Manage Evictions
• Utilities Management
• Implement quarterly/ bi-annual inspections/ property walk-throughs 
• Manage move outs including recording property condition and performing exit interviews/processing return of security deposits 
• Manage vendors to complete routine maintenance and emergency repairs
• Implement recurring preventative maintenance schedules
• Manage operating expenses with a keen attention to bottom line profitability
• Continually self-educate on current laws and regulations and keep up to date with local market trends

Qualifications and Skills: 

The qualified candidate will be an organized self-starter with:

• Previous experience managing a portfolio of rental properties 
• A passion and dedication to a job well done
• Conflict resolution
• Basic knowledge of home repair projects
• Previous experience with property management software, including Appfolio 
• Active Real Estate license
• Growth/expansion oriented
