Metis Rental Management is a leading provider of vacation rental properties in New Orleans. We own and operate various high-end short term rental (STR) properties throughout New Orleans and specialize in creating memorable guest experiences by offering high-quality accommodations and top-tier service. We list all of our properties on Airbnb, VRBO, and a few other online booking platforms. 


Position Overview:

The Vacation Rental Manager will be responsible for managing the operations, maintenance, and guest experience of Metis vacation rental properties throughout New Orleans. Additionally, the candidate will be expected to work alongside our management team to identify new opportunities to improve operational efficiency, optimize processes, and maximize the overall profitability of the properties while ensuring we continue to provide the best possible guest experience. The ideal candidate should be self driven, possess strong leadership, organizational, and customer service skills. 


Job Type: Full-time, Hybrid. 

This position allows for remote work for all office-based tasks, providing the flexibility to work from home along with flexible work hours. However, in-person property visits will be required as you conduct regular property inspections, manage on-site issues such as maintenance, repairs, and vendor coordination. Additionally you may be needed to address any urgent guest concerns in person and ensure the properties are maintained to the highest standard. Flexibility to be on-site when needed, including nights and weekends for time-sensitive issues that may arise, is a key part of this role.  

Key Responsibilities:
  • Property Management: Oversee the maintenance, cleanliness, and functionality of Metis vacation rental properties throughout New Orleans, ensuring all homes are in top condition for guests at all times. 
  • New Property Activation: Assist with activating any new properties which includes but is not limited to: Listing and content creation, property inspections, meeting with service providers to establish rates and get them on a schedule, changing out locks and implementing our automated software for guest access, developing house manual and local guidebook, establishing pricing settings, and more…
  • Guest Services: Act as the primary point of contact for guests, responding to guest needs and issues in a timely manner. While most of the communication is automated and detailed house manuals are available for all guests which answer the bulk of their questions, the Vacation Rental Manager would need to be available at all times to address any matters which the guest may have. 
  • Staff Supervision: Manage housekeeping, maintenance, and other on-site staff to ensure smooth property operations and adherence to quality standards.
  • Vendor Management: Coordinate with contractors and vendors for repairs, maintenance, and other services as needed.
  • Marketing & Bookings: Assist in managing online listings, optimizing occupancy rates, and ensuring guest satisfaction.
  • Revenue Management: Monitor pricing and adjust rates based on demand, competition, and market conditions to maximize occupancy and revenue.
  • Compliance & Safety: Ensure all properties comply with local regulations, including safety codes, renewing applicable licenses and permits, and any other commercial STR requirements. 
  • Process Improvement: Continuously assess and refine operational processes to improve efficiency, reduce costs, and enhance guest satisfaction while also researching and implementing new revenue opportunities. 
Qualifications:
  • Proven experience in customer service or guest relations, handling inquiries, complaints, and ensuring a positive guest experience
  • Strong ability to lead teams, manage staff, and coordinate with external vendors and service providers
  • Ability to handle multiple tasks efficiently and problem-solve on the go
  • Basic understanding of property maintenance and safety standards, including managing repairs, cleaning services, and routine upkeep
  • Strong organizational and time management skills
  • Strong decision-making and troubleshooting abilities to quickly resolve issues related to guest needs, property maintenance, or emergencies
  • Willingness to work non-traditional hours, including evenings, weekends, and holidays, as well as being on-call for urgent guest or property issues
Preferred Skills:
  • Proven experience in property management, hospitality, or a similar role (preferably in vacation rentals)
  • Familiarity with booking platforms such as Airbnb, Vrbo, and Booking.com
  • Experience in managing multiple properties
  • Knowledge of local vacation rental regulations and industry trends
Benefits and Compensation:


  • The salary for this position ranges from $50,000 to $70,000 per year, depending on experience and qualifications
  • Performance based bonuses can add an additional $1,000 to $10,000 per year
