Construction Project Manager

Job Description
The Construction Project Manager is responsible for managing all single-family construction projects. The individual in this role must exhibit an energetic commitment to creative, collaborative teamwork, while showing an ability to efficiently work independently in the field, and in the office.
Main Tasks:
- Single-family construction management
- Foster collaborative relationships with contractors
- Liaison to public agencies
- Work with buyers during construction process
- Helping to create network of Disadvantaged Business Enterprise (DBE) contractors
Responsibilities
Construction Pre-Development:
- Coordinate with Housing Finance and Project Manager to ensure all project financing and documentation is in place.
New Home Construction:
- Ensure single-family construction projects are on schedule and meet quality control standards throughout the construction process
- Ensure all projects meet prescribed energy efficiency, storm mitigation and green infrastructure standards
- Conduct regular site visits at construction projects
- Manage and maintain construction documents
- Communicate key design choices to builder (paint color, light fixtures, pendants)
- Coordinate green infrastructure planning and installation as single-family construction projects
Construction Communication:
- Provide construction updates at weekly team meetings
- Coordinate with client case workers on timing of project completion
- Coordinate with Housing Finance & Project Manager on contractor invoicing and DBE reporting
Land Inventory:
- Oversee management of land inventory
Secondary Duties
- Multi-family Housing Development: Assist with multi-family construction management when necessary.
- DBE Contractor Development: Assist Chief Executive Officer in creating a network of Disadvantaged Business Enterprise (DBE) contractors to help fulfill organizational mission.
Note: Percentage allocation of work tasks may be based on organizational needs.
Required Skills/Abilities:
- Excellent communication skills, both verbally and in writingAnalytical & problem-solving

- Demonstrated reliability, with ability to work as part of a team as well as independently
- Personable - ability to work well with a wide range of people, including other staff and Board members, volunteers, homeowners
- Ability to project manage across different programs and resources
- Ability to handle highly sensitive, confidential information and have ability to exercise confidentiality and attention to detail
- Ability to read and comprehend instructions, correspondence and memos
- Ability to effectively present information in one-on-one and small group situations to customers and client
- Ability to respond to common inquiries or complaints from customers or community members
- Ability to interpret the land lease and traditional housing program documents and communicate the PH+ model to the public, residents and lenders
- Professional - ability to self-start, multi-task, manage time and set priorities
- Good organizational skills, thorough and attention to detail
- Thorough understanding of or the ability to quickly learn about the project or program being developed
- Must have valid driver's license and reliable transportation
- Ability to read plans
Education and Experience:
- High School diploma or equivalent is required
- Associates Degree or higher required
- A New Orleans native with knowledge of New Orleans' housing history preferred
- 3-5 years of experience in affordable housing industry
- Proficient with Microsoft Office Suite (Word, Excel, PowerPoint)
- Proficient in use of Buildertrend construction management software
- Ability to read & comprehend blueprints and other construction related documents
- Bilingual ability in English and Spanish is a plus
Physical Requirements
- Prolonged periods sitting at a desk and working on a computer
- Must be able to lift to 15 pounds at times
